Strong office activity in HK, Japan contributes to APAC CRE resurgence

Real Estate partner Eugene Wong shared insights with Asian Legal Business (ALB) on how the recent increase in Hong Kong office transactions reflects a growing trend towards repurposing existing commercial and office properties in response to changing occupier demand.

He identified student accommodation as the most active investment theme since mid-2025, noting that investors are gradually shifting towards converting commercial and office buildings into student housing, especially when fewer hotels that are suitable for conversion remain available.

Eugene also noted the growing presence of end-user buyers who would, besides investment returns, acquire strategically located commercial premises to support their long-term operational and development requirements.
